City slickers are placing Elmhurst, Illinois, where the grass is really greener on the border of the city.
A suburb that slept in the west of Chicago is seeing a wave of newcomers, and with them, a fast moving housing market.
Elmhurst, located approximately 15 kilometers from the city center, attracts residents with their streets on foot, strong schools and proximity to the Metra train, which offers travelers to the loop in less than 20 minutes.
“Almost all the people moving are from the city and are ready to spend,” said Daily Mail Molly Radoha, a real estate agent who has lived in Elmhurst for more than three decades, in The Daily Mail in an interview.
“In addition, there is so much new construction and so many houses built.”
With an average home price of about $ 500,000, the area offers relative affordability for buyers with the basic chicago neighborhoods.
But prices go up quickly.
“We have seen a significant increase only in the last three years,” said Radoha.
Buyers are usually double -income millennials migrating from Chicago with significant savings or family support, according to Radoha.
“They come out here ready to buy new constructions with great payments,” he said.
This demand has helped to feed a rise in the building, with new houses that appear in the north of $ 1.4 million in the creation of the entire Elmhurst.
“You will see $ 400,000 houses right next to three new constructions that appear for more than $ 1.4 million [each]”, Said Radoha.
“This is what I like: each neighborhood is different and the new construction is really widespread throughout the city.”
In addition to the attractiveness of the real estate variety, Elmhurst offers a lifestyle rich in amenities.
The city has more than 50 restaurants and 40 shops, a prosperous public library that Radoha calls “one of the best in the country” and abundant green space, almost 30 parks, including Wilder Park with its tennis courts, careful gardens and a conservatory.
Hikers and cyclists take advantage of the path of La Pradera d’Ilinois, which runs through the city.
Families are also drawn by schools. The public high school graduation rate is about 96% and local Catholic schools offer education until the eighth degree.
The presence of the University of Elmhurst adds a sense of the university city and some graduates are attached after the end of the school, said Radoha, citing the easy access of the city to Chicago.
Elmhurst welcomes annual events such as Rock The Block, which closes York Street to eat, drinks and live music. During the summer weekends, a free car connects the city center with Elmhurst in the south.
“You can jump, go out for dinner, hit a bar, all without going to the car,” said Radoha.
The location of the suburb is also an important point of sale.
“You can put any interstate in five minutes,” he said. “The location is unbeatable.”
Elmhurst’s growing popularity even caught the attention of an international art program.
By 2023, the city became the sixth -American -American city that hosted the Umbrella Sky Project, a Portuguese installation with more than 300 colored umbrellas suspended above pedestrian walkways.
“I always say that this could be the best suburb of Illinois, and people are finally achieved,” said Radoha.
